Homeowner Dues:<\/strong> Annual dues in the amount of $505.00 are charged on the 1st day of January. Owners may either pay the dues in full in January or divide the payment and pay $252.50 in January and $252.50 in July. Checks should be made payable to The Gates HOA. Invoices are sent out by mid-December. Payment options are available under the \u201cmaking payment\u201d tab above.<\/p>\n

Insurance Coverage:<\/strong>\u00a0The Association is a\u00a0single family community. All owners should carry an HO3 on their home for building, liability, and contents coverage.<\/p>\n

Please note:<\/strong>\u00a0Homeowners should contact their insurance agent to be sure that they have proper coverage.<\/p>\n

Maintenance Requests:<\/strong>\u00a0Please note that all maintenance requests MUST be submitted to our office in writing. Forms can be submitted online under the \u201ccontact us\u201d tab above or written\u00a0and mailed to our office. For emergencies (roof leaks \/ water leaks) please contact our office at (336) 288-4944.<\/p>\n

Trash Collection:<\/strong>\u00a0Trash collection is performed by the City of Greensboro on Monday of each week. Trash receptacles should be placed at the front of your home on the morning of collection and removed the same day. Recycling and bulk items are picked up every other week on Monday (red week). Contact the City of Greensboro \u00a0for more information.<\/p>\n

Architectural Control:<\/strong>\u00a0Any changes or modifications to the exterior of your town home must receive prior approval from the Association. Forms are below. Please allow 30 days for the approval process.<\/p>\n

RIGHT TO INITIATE MEDIATION:\u00a0<\/strong>Pursuant to\u00a0N.C.G.S. \u00a7 7A-38.3F<\/a>, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation.\u00a0 Any costs of mediation, including the mediator\u2019s fees, shall be shared equally by the parties.\u00a0 (NOTE: Disputes related solely to a member\u2019s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)<\/p>\n\n\n
