Homeowner Dues<\/strong>: Quarterly dues in the amount of $98.00 are due and payable on the 1st<\/sup> of each quarter (January 1st, April 1st, July 1st, October 1st). Quarterly statements will be sent out before each due date.\u00a0<\/p>\n

Late Fees: <\/strong>A late fee of $15.00 will be charged on the last day of the month for any balance due that is equal to or greater than one quarter’s dues.<\/p>\n

Insurance Coverage<\/strong>: The Association is a single family community. The Association owns and maintains insurance on the common areas ONLY. In addition to the property coverage on any structures, the Association also maintains liability and D&O coverage.<\/p>\n

Action Requests: <\/strong>Please note that all suggestions and concerns MUST be submitted to our office in writing. Forms can be submitted online on the “contact us” tab at the top or written and mailed to our office. For emergencies please contact our office at (336) 288-4944.<\/p>\n

Trash Collection<\/strong>: Trash collection is performed by the City of Greensboro on Monday of each week. Trash receptacles should be placed at the front of your home on the morning of collection and removed the same day. Recycling and bulk items are picked up every other week on Monday (red week). Check the City of Greensboro website for more information.<\/p>\n

Architectural Control<\/strong>: Any changes or modifications to the exterior of your home must receive prior approval from the Association<\/strong>.\u00a0The governing documents allow for 30 days for the approval process; however, the Board will make all efforts to review and respond to requests as quickly as possible.\u00a0Forms are below.<\/p>\n

RIGHT TO INITIATE MEDIATION:\u00a0<\/strong>Pursuant to\u00a0N.C.G.S. \u00a7 7A-38.3F<\/a>, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation.\u00a0 Any costs of mediation, including the mediator\u2019s fees, shall be shared equally by the parties.\u00a0 (NOTE: Disputes related solely to a member\u2019s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)<\/p>\n\n\n
