Checks should be made payable to Sullivan&#8217;s Lake Association.<\/p>\n<p><strong>Late fees:<\/strong><\/p>\n<p><strong>Insurance Coverage:<\/strong> The Association is a town home community. The Association maintains insurance on common areas ONLY. In addition to the property coverage on any common area buildings, the Association also maintains general liability and Directors &amp; Officers (D&amp;O) coverage. Homeowners own their home and should maintain fire &amp; extended insurance coverage on their unit and personal property by obtaining a HO-3 policy. Homeowners should contact their insurance agent to be sure that they have proper coverage.<\/p>\n<p><strong>Termite and Pest Coverage: <\/strong>Insect Infestation and Wild Animal Damage: Homeowners are responsible for the cost of eliminating pests from their home, including squirrels, birds, mice, etc. Once the homeowner has pests removed from the home and the pest management company has temporarily blocked the entry point, the HOA will make the permanent exterior repairs, if necessary. It is recommended that all homeowners secure and maintain a pest control contract with a licensed pest control contractor. Whenever homeowners discover infestations of dangerous insects or wild animals in the Common Area, the Association should be contacted as soon as possible.\u00a0The Association does not cover termite infestation or any damage from termites.<\/p>\n<p><strong>Maintenance Requests:<\/strong> Please note that all maintenance requests MUST be submitted to our office in writing. Forms can be submitted on line through the contact us option at the top of the page, submitted in the owner&#8217;s portal: https:\/\/lambethmgmt.cincwebaxis.com\/ or written and mailed to our office. For emergencies (roof leaks \/ water leaks) please contact our office at (336) 288-4944.<\/p>\n<p><strong>Trash Collection:<\/strong> Trash collection is performed by the City of Greensboro on Monday of each week. Trash receptacles should be placed at the front of your home on the morning of collection and removed the same day. Recycling is picked up every other week on Monday. Check the City of Greensboro website for more information\u00a0<a href=\"https:\/\/www.greensboro-nc.gov\/departments\/solid-waste-and-recycling\/collection-schedule\">Greensboro Trash Collection<\/a><\/p>\n<p><strong>Architectural Control:<\/strong> Any changes or modifications to the exterior of your town home must receive prior approval from the Association.
