Homeowner Dues<\/strong>: Monthly dues in the amount of $110.00 are due and payable on the 1st of each month. Checks should be made payable to The Point HOA. Coupon slips are provided upon request only\u00a0<\/strong><\/em>by submitting this form or contacting LMR: Coupon Payment Slips Request<\/a><\/p>\n

Late Fees:<\/strong> A late fee of $10.00 is charged on the last day of the month. Late fees are charged on all accounts with a delinquent balance equal to or greater than one month’s dues. Even thought coupon books are provided, please allow sufficient time for your payment to be processed. Statements are mailed out each month on all delinquent accounts.\u00a0Late Fee Policy<\/a><\/p>\n

Insurance Coverage:<\/strong> The Association is a single family community. The Association owns and maintains insurance on the common areas ONLY. In addition to the property coverage on any structures, the Association also maintains liability and D&O coverage. Homeowners own their home and should maintain insurance coverage on their unit and personal property by obtaining a HO-3 policy.<\/p>\n

Action Requests:<\/strong> Please note that all maintenance requests MUST be submitted to our office in writing. Forms can be submitted online under the “contact us” tab or written\u00a0and mailed to our office. For emergencies please contact our office at (336) 288-4944.<\/p>\n

Trash Collection:<\/strong> Trash collection is performed by the City of Greensboro on Monday of each week. Trash receptacles should be placed at the front of your home on the morning of collection and removed the same day. Recycling and bulk items are picked up every other week on Monday (blue week). Contact\u00a0the City of Greensboro for more information.<\/p>\n

Architectural Control:<\/strong> Any changes or modifications to the exterior of your home must receive prior approval from the Association. Please be aware<\/span>: Tree Houses are NOT permitted. Forms and information is below. Please allow 30 days for the approval process.<\/p>\n

Greensboro Watershed Ordinance: Here is some information that everyone who lives around the Lake needs to know.<\/strong> There are restrictions on what homeowners can do within 75 feet of the Lake.<\/p>\n

Lake Jeanette has 3 zones around it as described in Greensboro’s Watershed ordinance. These are on the Lake Jeanette Subdivision Plats and each homeowner’s plat (on the lake) and are recorded with the City of Greensboro. All associations on Lake Jeanette are to enforce these restrictions. They are also enforceable by the City of Greensboro Erosion Control & Watershed Dept.<\/p>\n

Zone 1 (first 25 ft. from the lake) No clearing whatsoever is allowed. No other clearing is allowed. No impervious surfaces are allowed—only a mulched path.<\/p>\n

Zone 2 (between 25 ft. and 50 ft. from the lake) Clearing of small trees up to 4″ in diameter and branches on trees up to 4″ in diameter are allowed. No other clearing is allowed. No impervious surfaces allowed—only a mulched path.<\/p>\n

Zone 3 (between 50 ft. and 75 ft. of the lake) Clearing is allowed but no impervious surfaces are allowed.<\/p>\n

In addition there is what is called WQCE (Water Quality Control Easements). These are generally defined by steeper slopes. They are on the recorded plats for the subdivision and each homeowner’s plats (on the lake). No clearing or impervious surfaces are allowed.<\/p>\n
