Glenhaven Townhomes

Glenhaven homeowners are reminded that monthly common charges will be $100.00 per month, beginning January 1, 2025.  The December, 2024, payment should be at the current monthly rate of $95.00.  

Homeowner Dues: Monthly dues in the amount of $95.00 are due and payable on the 1st of each month. Checks should be made payable to Glenhaven HOA. To make online payments and view your account, register in the portal: https://lambethmgmt.cincwebaxis.com/  If you would like an automatic draft set up for you: Form for LMR to set up a ClickPay account for you

Late fees: All dues must be paid by the 15th each month. A $20.00 late fee is charged on any account with a balance due after the 15th. In addition, interest charges are charged for delinquent balances per the governing documents.

Insurance Coverage: The Association is a town home community. The Association maintains insurance on common areas ONLY. In addition to the property coverage on any common area buildings, the Association also maintains general liability and Directors & Officers (D&O) coverage. Homeowners own their home and should maintain fire & extended insurance coverage on their unit and personal property by obtaining a HO-3 policy. Glenhaven’s governing documents mandate that homeowners must “acquire and maintain in effect at all times” insurance for their individual townhomes. Homeowners should contact their insurance agent to be sure that they have proper coverage.

Trash Collection: Trash collection is the responsibility of each owner to setup service if they want trash/recycling to be collected. Trash Day is every Thursday. Recycle pick up is alternate Thursdays.  Toters should be put out no sooner than the evening prior to trash/recycle pick up and should be returned to garage storage (or fenced in patio area) by the evening of pick up.

Architectural Control: Any changes or modifications to the exterior of your town home must receive prior approval from the Association. Forms are above. Please allow 30 days for the approval process. Requests may be submitted via the portal: https://lambethmgmt.cincwebaxis.com/
