Late Fees: A late fee of $10.00 is charged on the last day of the month for any assessed amount left unpaid.

Insurance Coverage: The Association is a town home community. The HOA has insurance on the common areas and D&O coverage. Homeowners should have their own building coverage for the home (H0 3 policy)

Trash Removal / Recycling: There are 2 dumpsters- One is for household trash and the other is for recycling. Bulk items can not be left at the dumpster – it is for regular household waste only. For information regarding disposal of bulk/construction/appliance items: City of Greensboro

Termite Coverage: The Association maintains a  contract with Terminix. This contract provides coverage for termite inspections and pest control. Homeowners requiring pest control services must contact Terminix directly at 336-643-2154 to set an appointment.

Maintenance Requests: Please note that all maintenance requests MUST be submitted to our office in writing. Forms can be submitted online (under the contact us tab at the top) or written and mailed to our office. For emergencies (roof leaks / water leaks) please contact our office at (336) 288-4944.

Pets: While outside, dogs are to be on a leash. Owners are expected to immediately clean up dog waste. Dogs should never be chained or secured outside a residence, unless it is within a gated patio. Please refer to the HOA Rules and Regulations for further pet owner information.

Architectural Control: Any changes or modifications to the exterior of your town home must receive prior approval from the Association. Forms are below. Please allow 30 days for the approval process.

Process for Architectural Approval: 1. Owners must complete/submit the form to LMR with any needed supporting information/documents 2. Once received/reviewed for all needed information, LMR sends to the Committee for review/vote. If the committee requires more information or has questions, the owner will be contacted to resolve. 3. Committee approves or denies. 4. Notice of the decision is sent to the owner by LMR

RIGHT TO INITIATE MEDIATION: Pursuant to N.C.G.S. § 7A-38.3F, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation.  Any costs of mediation, including the mediator’s fees, shall be shared equally by the parties.  (NOTE: Disputes related solely to a member’s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)
