Homeowner Dues: Monthly dues in the amount of $48.00 are due and payable on the 1st of each month. Checks should be made payable to Cottesmore HOA. Coupon books are provided upon request only by submitting this form or contacting LMR: Coupon Payment Booklet Request
Late Fees: A late fee of $5.00 is charged on the last day of the month. Late fees are charged on all accounts with a delinquent balance equal to or greater than one month’s dues. Statements are mailed out each month on all delinquent accounts.
Pool and Tennis Court Information: The pool and tennis courts are maintained/operated by the Cottesmore Master Association which is managed by HOAM (not Lambeth Management) – to obtain a new or replacement fob:
- The homeowner must contact HOAM (we prefer via email so that there is a record of the request) to schedule an appointment with our receptionist or with Brooke (property manager) to obtain their fob. The receptionist’s email address is [email protected], and Brooke’s email is [email protected].
- If any tenant wishes to obtain a fob, the homeowner must provide written approval to HOAM stating who they are authorizing to get a fob for their home and provide their contact information. For the rental companies that own homes, a representative of the company can email HOAM and give the tenants name/phone number/email address so that HOAM can reach out to the tenants to schedule an appointment for them. Without the homeowner’s written approval, HOAM is not authorized to provide a fob at all.
- Whomever is scheduled to pick up the new fob is required to bring a check or money order for $65, payable to the Cottesmore Master HOA, with them to our office at their appointment. They must also bring a valid photo ID that shows their Cottesmore address with them. If their ID does not list the Cottesmore address, then they will also need to bring with them a current utility bill in their name that does show the Cottesmore address to ensure that only current homeowners or approved tenants are being provided with amenity access.
Insurance Coverage: The Association is a single family community. The Association owns and maintains insurance on the common areas ONLY. In addition to the property coverage on any structures, the Association also maintains liability and D&O coverage.

Trash Collection: Trash collection is performed by the City of High Point on Thursday of each week. Trash receptacles should be placed at the front of your home on the morning of collection and removed the same day. Trash Can Guidelines

RIGHT TO INITIATE MEDIATION: Pursuant to N.C.G.S. § 7A-38.3F, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation. Any costs of mediation, including the mediator’s fees, shall be shared equally by the parties. (NOTE: Disputes related solely to a member’s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)
