Landscape Maintenance Schedule

Homeowners Dues: Monthly dues in the amount of $203.00 for townhomes and $35.00 for single family homes are due on the first day of the month. Late Fees: A late fee of $20.00 is charged on the last day of the month. Late fees are charged on all accounts with a delinquent balance equal to or greater than one month’s dues. Even though coupon books are provided, please allow sufficient time for your payment to be processed. Statements are mailed out each month on all delinquent accounts.

Maintenance Requests: Please note that all maintenance requests must be submitted directly and in writing to Lambeth Management. Forms are available on line. Go to the “Contact Us” tab at the top of this page, and click on “Building Maintenance Request or Concern”. The form can be completed online and submitted directly to Lambeth Management. Otherwise, please print the form and after completion, mail it to Lambeth Management & Realty, Inc. P.O. Box 8071 Greensboro, NC 27419. For emergencies (roof leaks / water leaks) please contact the office at (336) 288-4944.

Trash Collection: Compliance with the Policies and Procedures for garbage and large trash disposal is necessary to prevent unsanitary and unsightly conditions within the Maple Ridge Community. Trash collection is performed by the City of Greensboro.
Please, do not place any items along Old Oak Ridge. Bulk trash area behind the dumpster: this area has been locked. Owners may get access to this by contacting Lambeth Management for the combination.

Townhomes: Townhome residents must place regular trash inside the fenced-in trash dumpsters found in each of the Maple Ridge areas. No trash will be picked-up if left outside of the dumpster. Trash will be collected twice weekly. Bulk trash items must be placed in the fenced-in area of the dumpster at Glen Raven Court, and will be picked-up every other week.

Single Family Homes: Single family homeowners must put the garbage into trash containers and place the containers at curb side in front of your home on the designated trash collection days no later than 7:00 AM. Trash cans must be taken back in by the end of the day. Bulk trash items are picked up every other week and must be placed at curb side on the designated days.

Insurance Coverage: Maple Ridge is both a townhome and a single family community. Owners of townhomes and single family homes must obtain full homeowners insurance – an HO3. The Association maintains insurance on the common areas ONLY. In addition, the Association maintains General Liability and Directors and Officers (D&O) coverage.

When a townhome owner buys townhome insurance, it is recommended that the policy cover personal property, personal liability and building coverage (which would include exterior, interior and patio area). The policy should also cover fire damage and some storm damage. Flood or earthquake insurance is generally optional and requires a separate rider. Storm damage to insured structures such as buildings, signage, mailbox kiosk, etc., outside of flooding, is almost always part of the Association Master Insurance Policy. Townhome owners need liability protection for accidents on their property, whether it is inside or out. Homeowners should contact their insurance agent to be sure that they have proper coverage.
Association Master Insurance Policy: The HOA carries insurance on the common areas through Nationwide via Berry Insurance & Financial Service under Maple Ridge Homeowners Assoc Inc. (336) 292-6090

Termite Coverage: The Association maintains a termite contract with Wilson & Sons on all multifamily buildings. This contract provides coverage for termite damage to the outside of townhomes ONLY. Wilson & Sons conducts an annual termite inspection on all buildings. Pest control is not provided and must be obtained by the homeowner on an individual basis.

Pets: Dogs must be leashed when outside. Pets may not be outdoors within the common areas or along the streets unless directly supervised. Owners are responsible for the actions of their pets. When you walk your dog(s), please clean up behind your pet and train your dog(s) to relieve themselves in your back yard or in either the mulched areas or grass areas away from the homes, avoiding the grass directly in front of homes. The Board reserves the right to fine violators. Stray or loose animals should be reported to the Animal Control Office at (336) 641-5990.

RIGHT TO INITIATE MEDIATION: Pursuant to N.C.G.S. § 7A-38.3F, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation.  Any costs of mediation, including the mediator’s fees, shall be shared equally by the parties.  (NOTE: Disputes related solely to a member’s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)
