Late Fees: A late fee of $20.00 is charged on the last day of the month. Late fees are charged on all accounts with a delinquent balance equal to or greater than one month’s dues. Even though coupon books are provided, please allow sufficient time for your payment to be processed. Statements are mailed out each month on all delinquent accounts. Pool and fitness key cards are deactivated for past due accounts.
Maintenance Requests: Please note that all maintenance requests MUST be submitted to our office in writing. Forms can be submitted on line (at the top under contact us tab) or written and mailed to our office. For emergencies (roof leaks / water leaks) please contact our office at (336) 288-4944.
Trash Collection: Residents can either sign up for City of Greensboro trash/recycle pick up and receive toters to bring out front for pick (on Tuesday mornings) or they can use the trash compactor which is located in the pool/tennis parking lot. Clubhouse Reservations: Homeowners may rent the clubhouse by submitting the “Clubhouse Request” form below. For prices and details, please see the “Rental Policy” below. The clubhouse main room dimensions: 25’w x 39’L. The Clubhouse has 16 straight back upholstered seat chairs, 2 wing chairs, 2 club chairs, 1 loveseat, and 50+ white folding chairs.

Swimming Pool: The pool opens in May and closes in September. A key card to the pool gate may be obtained by contacting our office. There is a $25 fee for a replacement key card. One key card per home is permitted. Pool Policy

Insurance Coverage: The Association is a town home community. The Association maintains insurance on common areas ONLY. In addition to the property coverage on any common area buildings, the Association also maintains general liability and Directors & Officers (D&O) coverage. Homeowners own their home and should maintain fire & extended insurance coverage on their unit and personal property by obtaining a HO-3 policy. Homeowners should contact their insurance agent to be sure that they have proper coverage.

Termite Coverage: The Association maintains a termite contract (Sentricon) with Pest Management on select buildings. This contract provides coverage for termite damage to the outside of town homes ONLY. PMI conducts an annual termite inspection on all buildings. Pest control is not provided and must be obtained by the homeowner on an individual basis.

RIGHT TO INITIATE MEDIATION: Pursuant to N.C.G.S. § 7A-38.3F, members are notified that they may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation. Any costs of mediation, including the mediator’s fees, shall be shared equally by the parties. (NOTE: Disputes related solely to a member’s failure to timely pay an association assessment or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)
